That is one of those things that really bothers me with some sellers. They play a game and act "dumb" about what they have. End up making claims that have no basis and are clearly false. Then it just becomes a convenient situation where they plead ignorance. But really if you are that ignorant about what you have, why not just stick to what you know so you don't run the risk of misleading someone in such an important transaction.
